Common questions.
We intentionally keep our portfolio small. When we accept a new property, we mean it. We're committing to a real partnership, not just signing a contract.
15% of rental revenue for new owners, calculated after cleaning, which is a flat fee we take no commission on. No setup or onboarding fee on a 12-month agreement. We publish our rate here instead of saving it for the call.
We keep your home stocked with what guests use: paper goods, toiletries, trash liners, coffee, linens. We buy in bulk locally, so it costs you less than sourcing it yourself, and every restock comes with an itemized receipt in your portal. Maintenance is billed at the invoice amount, nothing added. If you would rather stock it yourself, that works too.
We review all booking inquiries carefully and have standards we enforce consistently. We're selective because your property's reputation depends on who stays in it.
You'll receive a monthly statement with a full breakdown of revenue, fees, and expenses. It's posted to your owner portal and accompanied by a summary if there's anything notable to flag.
We coordinate maintenance, oversee vendors, and handle emergencies. You'll be informed of anything significant, but we handle the logistics so you don't have to.
Absolutely. Your portal gives you direct calendar access. Block dates anytime, and we'll make sure the calendar reflects your preferences accurately.
12 months. That commitment is what lets us waive the setup fee and invest in your listing from day one. Your management rate is set in the agreement you sign. When the term is up, we would rather earn the next one than hold you to it.
